This presentation will focus examples of sustainable communities in NC and land development strategies for open space conservation. The principles of land development are evolving from environmental criteria and market forces, which are driving the real estate markets of our region. Many Communities around the country are faced with the questions of how to educate land developers as to alternative ways to develop while keeping social needs, environmental values, and economic realities in balance. Environmental attributes like streams, lakes, forests, and open space are what stimulate community vitality and economic development. These attributes are too often eroded as a consequence of poorly informed growth decisions. Many of the communities throughout North Carolina have requested help in developing a process for public input and consensus building as part of the land development decision process. A demonstration of some of the techniques of using computer generated simulations of future outcomes to create community focus and consensus building will be utilized. An overview of North Carolina State University Cooperative Extension efforts in North Carolina to interact with communities on issues related to water quality, cluster development, neo-traditional town planning, and downtown urban revitalization will be discussed.
